It goes without saying that every seller is hoping to maximise profit on the sale of their property, while investing the least amount into the selling process.  There are some very simple steps you can follow to make your property’s features more attractive to buyers.

Fix everything that needs fixing

Buyers are usually looking for a home that has been well maintained by its previous owner.  As a seller, it is not always feasible to undertake full renovations, but you can take steps to ensure that everything is in good working order.  Obviously, any major issues such as rising damp or pest infestations will need to be attended to as a matter of urgency, but it is amazing the difference attending to the smaller jobs can make to the overall appearance of a property.  Inside, it’s little things like ensuring that the taps aren’t dripping, and that all the light fixtures are in working order.  Outside it could be replacing/repositioning that paver that sticks up a little more than its surrounding pavers, therefore causing a tripping hazard.

Clean, de-clutter and de-personalise

It goes without saying that a house should be spotlessly clean before hitting the market.  Buyers want to be able to easily imagine themselves living in a property, and be thinking how easy the house would be to maintain.  This is made more difficult if the house is still full of the current owner’s clutter, and personal effects such as photographs.  It is vital to go through the contents of a house, before putting it on the market, and only retain what is necessary to everyday living, and what enhances the appearance of the property.  Everything else that you want to retain should be placed into storage, until you can move it into your new property.

Spruce up the garden

The pandemic (and resulting lockdown periods) have really highlighted to many the importance of having private outdoor green space available.  Take the time to really spruce up the outdoor space of your property.  Stage the outdoor area in a way that people can imagine themselves relaxing in their own private space.  Simple designs will be important here, keep in mind that most people moving from a semi-urban setting will be attracted to relatively low maintenance outdoor spaces.
